Castellum invests SEKm 190 in acquisitions and a new construction

Through its local subsidiaries, the real estate company Castellum has acquired commercial properties at a total of SEK 160 million in Greater Stockholm, Greater Gothenburg, Malmö and Västerås. Moreover, approximately SEK 30 million will be invested in a new office building in Alingsås, north of Gothenburg.

Through the subsidiary Fastighets AB Brostaden in Stockholm, Castellum has acquired an office property situated close to the highway E4 in Sollentuna north of Stockholm. The property has a lettable area of approximately 6,500 square metres excluding garage. The purchase price was SEK 77 million, and the property will be taken over in November.

In the Högsbo-Sisjön industrial area in southern Gothenburg, Harry Sjögren AB has, for SEK 31 million, acquired an office and warehouse property of 5,800 square metres, of which approximately 10% are vacant. The property also includes an unexploited building permission of approximately 4,000 square metres. Possession will be taken during November 1999.

Harry Sjögren AB has also acquired a warehouse and office building of 4,800 square metres in Mölndal, close to properties already owned by the company. The purchase price was SEK 25 million and possession will be taken in December 1999. In central Borås, at the square Stora Torget, where the company already owns several properties, Harry Sjögren AB has acquired an office and retail property of about 2,500 square metres. The purchase price amounted to SEK 19 million and the property will be taken over in the beginning of next year.

At a purchase price of SEK 5 million Fastighets AB Briggen has acquired an industrial and office property in Annetorp industrial area in southern Malmö. The property acquired has a total lettable area of about 1,400 square metres, of which all are vacant.

In Tunbytorp in northern Västerås, where the company already owns properties, Aspholmen Fastigheter AB has acquired a warehouse and office property at a price of SEK 5 million. The property has a lettable area of approximately 1,900 square metres, of which about 75% are vacant at the time of taking over.

Harry Sjögren AB will, for a new tenant, erect an office building of about 3,500 square metres on one of the company's existing properties next to the highway E20 in Alingsås. The investment is estimated at approxi-mately SEK 30 million and the building is expected to be completed next autumn.

Castellum has, so far this year, acquired properties for about SEK 900 million. Inclusive of larger projects started, the total investment volume amounts to approximately SEK 1.7 billion.
