Castellum makes acquisitions for SEK 213 million and sells properties with a capital gain of SEK 38 million

Through its local subsidiaries, the real estate company Castellum has acquired four commercial properties in Gothenburg and Malmö for SEK 213 million, and disposed of nine properties in Stockholm, Gothenburg and Jönköping at a total of SEK 143 million with a capital gain of SEK 38 million.

Through the subsidiary Eklandia Fastighets AB, Castellum has acquired a larger office property in an attractive location between Chalmers University of Technology and Sahlgrenska University Hospital in Gothenburg. The property has a total lettable area of 14,300 square metres, of which approximately 9,700 are office premises and the rest parking areas and storerooms. The premises, which are fully let, are mainly rented by the University of Gothenburg. The purchase price amounted to SEK 164 million and possession will be taken in April 2000.

In Malmö, Fastighets AB Briggen has, in one transaction, acquired an office and warehouse property of 1,743 square metres in the Elisedal industrial area, as well as an industrial property of about 900 square metres in the Sofielund industrial area next to one of the company’s larger commercial properties. The total purchase price was SEK 12 million and the properties will be taken over during the spring 2000. In connection with this transaction, Briggen has signed a long-term rental agreement for approximately 6,500 square metres in one of the company's properties in the Fosie district.

Fastighets AB Brostaden has disposed of two properties in "Gamla Stan" in central Stockholm at a total of SEK 28 million, which implies a capital gain of approximately SEK 12 million. The sale concerned two smaller and fully let office properties of in all about 1,500 square metres.

In the district Annedal in Gothenburg, Eklandia Fastighets AB has sold two properties with in all about 10,000 square metres, of which the greater part represents apartments. The total sales price was SEK 80 million, which implies a capital gain of SEK 20 million.

In Jönköping, Fastighets AB Corallen has disposed of an industrial and warehouse property of 1,953 square metres east of the town centre, as well as a downtown office and retail property of 1,862 square metres. The total sales price amounted to SEK 20 million and the capital gain was fully SEK 4 million.

All of the transactions mentioned above have been carried out after the turn of the year. In addition to what is previously reported, the following transactions have been carried through during the end of December 1999.

Before the year-end, Eklandia Fastighets AB acquired a warehouse property of about 9,900 square metres for approximately SEK 37 million. The property, which is designed for distribution purposes, is situated in Hisingen in Gothenburg, close to the highway E6 and adjacent to the company's other holdings in the area. At the time of acquisition the property was completely vacant, but in connection with the transaction all areas have been leased on agreements running from the start of the year, when the property was taken over.

 At the end of previous year, three smaller properties in Jönköping and Gothenburg were disposed of at a total of SEK 15 million with a capital gain of SEK 2 million.
