The real estate company Castellum has acquired three commercial properties in Malmö at a total of SEK 34 million, and disposed of one commercial property in Gothenburg with a capital gain of SEK 23 million.
Through the subsidiary Fastighets AB Briggen, Castellum has acquired three adjoining properties in the eastern harbour in Malmö, a location which is estimated to have a good development potential. The total purchase price was SEK 34 million. The properties, which are fully let, include about 16,000 square metres of lettable area, of which 13,000 square metres warehouse and 3,000 square metres office space. Furthermore, the properties contain building permissions with prospects of extensions with up to 11,000 square metres of office and warehouse area.
Moreover, the subsidiary Harry Sjögren AB has sold a mature leasehold property of fully 3,000 square metres retail area in the district Västra Frölunda in Gothenburg. The sales price was SEK 55 million, which implies a capital gain of SEK 23 million.
So far this year, Castellum can account for capital gains from property sales totalling SEK 112 million, whereas the acquisitions so far amount to approximately SEK 400 million.
