Castellum acquires for SEKm 141 in Stockholm and sells properties for SEKm 132 with a capital gain of SEKm 46

The Real Estate Company Castellum has acquired six properties in southern Stockholm at a total of SEK 141 million. Three properties in Gothenburg, Gnosjö and Helsingborg were disposed of at a total of SEK 132 million with a capital gain of SEK 46 million.

Through the subsidiary Fastighets AB Brostaden, Castellum has acquired six properties in Johanneshov in southern Stockholm at a total of SEK 141 million. All the acquired properties are situated close to properties already owned by the company. In the "slaughterhouse district" near the Globe Arena, three warehouse, industrial and office properties of in all about 15,000 square metres were acquired. These properties, which were acquired with leasehold right, have considerable development possibilities mainly because of the ongoing transformation of the area. Close to the company's properties in Bolidenvägen, three more properties were acquired, of which two contain older buildings with a lettable area of in all about 2,700 square metres, and the third is a vacant lot of 1,640 square metres. After the last-mentioned acquisitions, the company controls a large connected area, which creates conditions for a co-ordinated and integrated development of the area. In addition to existing premises of about 25,000 square metres, there are building permissions that will permit new construction of about 30,000 square metres.

Eklandia Fastighets AB has sold a larger residential property of 8,970 square metres and 141 apartments in the district Annedal in Gothenburg. This property was sold for SEK 83 million with a capital gain of SEK 21 million.

Fastighets AB Corallen has disposed of a fully let industrial property of 23,420 square metres in Hillerstorp in the municipality of Gnosjö. The sales price obtained was SEK 37 million, which implied a capital gain of SEK 22 million.

Furthermore, the subsidiary Fastighets AB Briggen has sold a smaller office and residential property of 883 square metres in central Helsingborg at a sales price of approximately SEK 12 million with a capital gain of SEK 3 million.

All the above mentioned transactions were concluded after the turn of the year.
