and refurbishment for SEKm 182
Aspholmen Fastigheter AB has acquired 9 properties in central Örebro
for SEKm 562, corresponding to approx. 11,300 SEK/sq. m. The lettable
area of approx. 49,500 consists of 39,100 sq. m. office premises,
2,400 sq. m. retail premises, 6,400 sq.m. hotel and 1,600 sq. m.
warehouse/industrial premises. The properties central location in
Örebro is a good complement to Aspholmen's existing portfolio. The
transaction will be closed during July 2008.
Aspholmen has started a new construction project in Västerås on a
existing office property at the entrance to the area Kopparlunden.
The total lettable area will be 2,100 sq. m. of which contracts have
been signed on the major part. The investment is calculated to SEKm
30 and will be completed at the half-year of 2009. Aspholmen has
started a refurbishment of two existing properties in Västerås at the
entrance to the retail area Hälla. The investment is calculated to
SEKm 20 and will be completed during the first quarter 2009. In Bista
industrial area in Örebro, Aspholmen has for SEKm 13 acquired an
industrial property with good access to E18 and E20. The building has
a lettable area of approx. 4,400 sq. m.
After signing a new lease, Fastighets AB Brostaden has started a new
construction project of a full-service facility for sales and service
of cars located in Smista Allé, Stockholm. The lettable area amounts
to approx. 4,500 sq.m. Further, Brostaden has started a new
construction project of a parking facility for approx. 100 parking
lots for the planned cars service facilities. The total investment is
calculated to SEKm 95 and will be completed during the summer of
With an attractive location in Högsbo industrial area in Gothenburg,
Harry Sjögren AB has acquired a fully let industrial property of
3,000 sq.m. of which 700 sq.m. are office premises for SEKm 26. In
Alingsås Harry Sjögren has for SEKm 26 acquired a property of 3,300
sq. m. of which 2,000 sq. m. are warehouse premises and 1,300 sq. m.
office premises. The property has good access to E20. The building is
In Hornaryd industrial area in Värnamo, Fastighets AB Corallen has
acquired two modern industrial properties of sq. m. 9,700 for SEKm
81. The possession will be taken at the half-year 2008. The
properties adjacent on to Corallen's existing properties in the area.
In the central industrial area Haga in Jönköping Corallen has
acquired two industrial/warehouse properties for a total amount of
SEKm 38. The property has a lettable area of 10,600 sq. m. and
building permission of approx. 6,400 sq.m. In Kallerstads industrial
area in Linköping, Corallen has acquired an industrial property for
SEKm 22. The lettable area amounts to approx. 3,400 sq. m.
In Lund, Fastighets AB Briggen has completed a new construction and
refurbishment of an existing property of approx. 5,600 sq. m. for
SEKm 20. The new construction and refurbishment includes both
modernization of existing office premises and refurbishment of
premises for laboratory to modern offices. In Väla Södra in
Helsingborg, Briggen has started a new construction project of an
exhibition and engineering property of sq. m. 2,100 with flexible
fields of application. The investment is calculated to SEKm 17 and is
planned to be completed at the turn of year 2008/2009.
The major part of the transactions was acquired as company
acquisitions. Of the acquisitions totalling SEKm 768 refers SEKm 84
to deferred nominal tax liabilities.
