Castellum säljer fastigheter med en vinst om 31 Mkr

Fastighetsbolaget Castellum har, genom sina lokala dotterbolag, dels förvärvat två kommersiella fastigheter i Örebro och Göteborg för totalt 41 Mkr, dels sålt sex fastigheter, varav tre bostadsfastigheter, för totalt 77 Mkr med en vinst om 31 Mkr.

Genom dotterbolaget Aspholmen Fastigheter AB har Castellum förvärvat en kontorsfastighet om 3 466 kvm i centrala Örebro, vilket ger bolaget möjlighet att erbjuda även centralt belägna kontorslokaler i staden. Köpeskillingen uppgick till 24 Mkr.

Harry Sjögren AB har för 17 Mkr förvärvat en outhyrd lager- och kontorsfastighet om 3 485 kvm i Högsbo-Sisjöns industriområde i Göteborg där bolaget äger ett flertal fastigheter. Fastigheten innehåller dessutom en byggrätt som medger byggnation av ytterligare 5 000 kvm kontor.

I Göteborg har Eklandia Fastighets AB sålt två bostadsfastigheter i Linnéstaden om tillsammans 5 992 kvm till nybildade bostadsrättsföreningar samt en bostadsfastighet om 1 083 kvm i Krokslätt. Försäljningspriset för de sålda bostadsfastigheterna uppgick till 69 Mkr med en vinst om 29 Mkr, varav 26 Mkr kommer att redovisas under första kvartalet 2000.

I Tagene på Hisingen i Göteborg har Eklandia avyttrat del om 1 150 kvm av en lager- och kontorsfastighet och i Köping har Aspholmen Fastigheter AB sålt en mindre industrifastighet om 700 kvm. Slutligen har Fastighets AB Brostaden avyttrat en mindre lagerfastighet om 425 kvm i Brommaområdet i Stockholm. Försäljningen av de kommersiella fastigheterna, som skedde under första kvartalet, uppgick till 8 Mkr med en vinst om 2 Mkr.

Hittills i år har Castellum förvärvat fastigheter för 217 Mkr medan fastigheter har sålts för 204 Mkr med en vinst om 68 Mkr.

Castellum sells properties with a capital gain of SEK 31 million

 
Through its local subsidiaries, the real estate company Castellum has acquired two commercial properties in Örebro and Gothenburg at a total of SEK 41 million. Castellum has as well disposed of six properties, of which three residential properties, at a total of SEK 77 million with a capital gain of SEK 31 million.

Through the subsidiary Aspholmen Fastigheter AB, Castellum has acquired an office property of 3,466 square metres in the town centre of Örebro. This acquisition enables the company to offer office premises also in the central part of the town. The purchase price amounted to SEK 24 million.

At a purchase price of SEK 17 million, Harry Sjögren AB has acquired a vacant warehouse and office property of 3,485 square metres situated in the Högsbo-Sisjön industrial park in Gothenburg, in which district the company already owns several properties. The acquired property also includes a building permission, which allows the construction of additional 5,000 square metres of office premises.
 
In Gothenburg, in the district Linnéstaden, Eklandia Fastighets AB has sold two residential properties with an area of in all 5,992 square metres to new housing co-operatives and a residential property of 1,083 square metres in the district Krokslätt. The sales price referring to the residential properties was SEK 69 million with a capital gain of SEK 29 million, of which SEK 26 million will be accounted for during the first quarter 2000.

Eklandia has disposed of a part, comprising 1,150 square metres, of a warehouse and office property of in Hisingen, Gothenburg and in the town of Köping, Aspholmen Fastigheter AB has sold a smaller industrial property of 700 square metres. Finally Fastighets AB Brostaden has disposed of a smaller warehouse property of 425 square metres in the Bromma district in Stockholm. The sales of the commercial properties, which were carried through during the first quarter, amounted to SEK 8 million with a capital gain of SEK 2 million.

So far this year Castellum has acquired properties at a total of SEK 217 million and sold properties at a total of SEK 204 million, with a capital gain of SEK 68 million.
